A 100 Year Old House That Could Be Yours

As you know, I recently started rehabilitating a 100 year old house for myself. Saving old houses has been a dream of mine for many years and I’ve been so thrilled to get to bring this one back to life. Before I purchased this home, I set my eyes on another 100 year old beauty in Monroe’s Garden District. I’d shown the house to a few clients and it had not worked for any of them. I began thinking about purchasing it myself and what I could do to update it without losing any of that old-house character. I even started a Pinterest board for it! Long story short, I decided I wasn’t quite ready for the project at that time, and shortly after, a different set of clients had the opportunity to make it their home.

The Browns purchased the property and made three pages of updates/upgrades, planning to call this place home for a long time. Job changes are moving them out of the area, so someone else now has a chance to call this place home. Here’s what you’re getting:

411 Hilton Street, Monroe, LA 71201
$225,000
3 bedrooms/2 baths + a bonus area
2,057 heated square feet
100 square foot sunroom/mud room (not heated/cooled)
Built in 1919, Modernized 2017

A few of the upgrades made to the property include:

  • Fully replaced HVAC system with a new high-efficiency Lennox Fresh-Air A/C, including new ductwork and vents
  • Refinished and resealed exterior doors
  • Replaced all exterior rotted wood
  • Installed custom cabinets/new doors and hardware in kitchen
  • Converted old HVAC closet into a walk-in pantry
  • Installed crown molding throughout
  • Installed new sinks and faucets
  • Improved all landscaping, including tree trimming

These are only a few of the many updates made throughout the property. Work was done by licensed professionals, with a focus on preserving the original character and iconic features of the home. Because the Browns were planning to live and raise their children here, they focused heavily on quality and included upgrades that they likely wouldn’t have done otherwise. From dimmable LED lighting to new flooring, they did not cut corners on the reconstruction.

The property sits on a corner lot in one of the most popular areas of the Garden District. The large oak tree in the front yard is one of my favorite attributes and one can dream of the history it has seen over the years. With this home, you truly get the best of both worlds — a comfortable, modernized home with plenty of old-time character.
